Terms & Conditions of Accommodations

  • TERMS & CONDITIONS

    Cancellation/Refunds: All cancellations incur a minimum $100 relisting fee per unit A cancellation is defined as a full cancellation, changing dates, shortened stay, changing units, or cancelling one unit in a multi unit stay. You can purchase optional Cancellation Coverage at 7 or 10% of your total stay. This can cover any non-refundable expenses, such as half or full deposits, outlined in their policy. If you decline insurance; be aware, we will not make refunds beyond our cancellation policy. Please read insurance policies here. 

    Cancellation Policy: This policy is effective as of May 1, 2020 and there are no execptions even with future travel restrictions, illness, or job loss. 
    • If a cancellation is made more than 60 days before a scheduled stay, any additional deposit over the $100  will be refunded except for multiple unit bookings. If more than 3 units are rented; the cancellation fee is $250 per 1 and 2 bedroom units and $500 for 3+ bedroom unit up to 60 days in advance.
    • If a cancellation is made within 60 days of a scheduled stay, but before 21 days, guests forfeit their first installment per unit.
    • If a cancellation is made within 21 days of a scheduled stay, guests forfeit the full rental amount per unit.
    • If you do not adhere to the payment terms, cancellation fees may be increased.
    • If your stay is a postponement or rebooking there will be no refunds.
  • All units are NON-SMOKING; any evidence of smoking in the unit will result in a $300 minimum charge. 

    Most units are NOT PET FRIENDLY; any evidence of pets without permission is an automatic $500 minimum charge. Trained service animals are defined by the ADA are welcome to all units. (Comfort, therapy, and emotional support animals are not considered service animals and guests would need to choose a pet friendly unit and pay the pet fee.) Lying about an ADA service animal is a felony and will be treated as such. 

  • Falsified Reservations: Any reservations obtained under false pretenses will be subject to forfeiture of all rental money and the party will not be permitted to check in or continue their stay in the unit. We do not rent to vacationing students or singles under age 25 unless accompanied by an adult guardian or parent or approval of the management company.  

    Parking: Parking is limited to two to three vehicles in front of the unit. Parking on the road is not permitted. Some 4+ bedroom units have parking for 4-5 cars. You must make plans ahead of time for boat, trailer, or RV parking; not all units have access. 

    Issues or Damage that might warrant refunds: You must notify us immediately of any damge or problems that arise. Do not leave a not; sometimes we will have guests checking in right after you and need time to schedule repairs. This includes but is not limited to appliances, toilets, heating and cooling, pools, internet and all mechanicals. We will not approve refunds that are not reported immediately upon check in or after happening - you must call our 24 hour Help Desk immediately. The Help Desk number is 417-848-7980.

    Important Points, we mutually agree to the following:
    • This unit is not child proofed. You might think about putting up anything that your child may get in to.
    • The property will not be occupied by more people than we have specified.
    • Smoking, illegal drugs, underage drinking, fireworks and firearms, or any excessively loudmusic or noise is not permitted inside the cabin or screened in porch.
    • The unit will be clean when you arrive, and you must follow our checkout procedures to avoid extra fees.
    • We do not provide local phone service.
    • Key loss and plumbing stop ups result in a charge for plumbers or rekeying.
    • Our towels and linens may not be removed from the unit. Please plan on bringing your own pool towels.
    • This stay is not a lease and you are not a tenant. Your stay is a short term, transient occupancy and falls under the accommodations regulations.
    • We provided starter paper products and basic soaps, this may not be enough for your entire stay.
    • Unless there’s an emergency, we will notify you 24 hours in advance prior to entering the property during your rental period.
    • Forum Selection: The management company and all guests agree that any lawsuit involving this contract or involving any alleged tort occurring at the premises shall be brought in the Circuit Court of Greene County, Missouri.
    Damage Protection Options:
    • Purchase accidental Damage Protection Insurance for $25 for a 1/ 2 bedroom unit, or $50 for 3+ bedroom units.
    • Allow a credit card hold – Effective 7 days prior to stay and released 1 week after departure.
    Billable damages or Fines could include, but is not limited to:
    1. Damaged or Missing Items/ No Trash Removal/ Soiled Dishes/ Smoking/ Unapproved Pets/ Forgotten Items
    2. Charges Incurred: Charges incurred to management company due to contraband, pets, or collection of rents, or services rendered during stay.
    3. Eviction: The renter is evicted by the owner (or representative of the owner), the local law enforcement or the security company employed by the association.
    4. Firearms: We recognize your Right to Bear Arms; because this is a transient rental we ask that you do not bring your firearms. If one is brought into the unit by you or your guests and we find it after checkout the sheriff will be notified and it is considered an abandoned firearm. If you leave your firearm, you will be billed $300 per day until you or your representative can retreive it. Branson Vacation rentals will not ship or retrieve it. Branson Vacations Rentals is not liable for any damges or injuries that occur because of an abandoned firearm. 

    These units are privately owned; the owners and property managers are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The owners and property managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that you and all your guests are expressely assuming risk of any harm arising from their use if the premises or others who they invite to use the premises. 

  • By submitting this reservation, it is agreed that you and all your guests have been informed and accept all terms, conditions, and restrictions, with no exceptions, both here and as stated on the website. This is a binding agreement and has not been altered from the receipt.

  • This is a legally binding signature.
  • If the submit button does not appear below there is an empty field above that must be filled in.
